Joint Use Development Opportunities with NCTD
NCTD is working to create joint use development opportunities at several Transit Centers. These development opportunities not only enhance community vitality by taking advantage of the special people and gathering place features of transit centers, but also are desirable locations that support convenience, mobility, mixed use, and an vibrant pedestrian environment.

Shea Properties, Inc. is currently working to create the Cedros Crossing, a Transit Oriented Development at NCTD's Solana Beach Transit Center, and Taylor-Morrison is developing the future San Luis Rey Transit Center.

New opportunities are being created by NCTD partnering with the cities of Carlsbad, Escondido and Oceanside in creating long-term land use Master Plans for the transit centers in these cities. The Master Plans will layout the physical improvements of the centers for transit operations and conceptually plan transit-oriented development opportunities for qualified development firms.

Carlsbad Village, Escondido & Oceanside Transit Center Master Plans

The goals of the Master Plans are to:

- Improve the efficiency of transit operations and make using transit easier
- Increase transit ridership
- Help achieve community redevelopment goals
- Be economically viable and in synch with market trends
- Provide economic benefits to NCTD and each community

Master Plans summaries:
Carlsbad Village Station sits on 10.9 acres, and currently features 365 parking spaces, a COASTER train station and 6 bus bays for BREEZE routes.

Escondido Transit Center is 18 acres, and is home to 15 bus routes, Greyhound service, and a future Bus Rapid Transit project as well as a SPRINTER light rail station.

Oceanside Transit Center is 17 acres, and is one of the county's most active transit hubs that supports more than 10 bus routes, 850 parking spaces, Greyhound service, a COASTER / Metrolink / Amtrak train station and a future SPRINTER light rail station.

NCTD conducted trans rider surveys and held public workshops to incorporate customer and public opinions on desired improvements for transit and transit oriented development. The Master Plans were completed in April 2008.
