With 12.69 developable acres, the Escondido Transit Center is the largest transit redevelopment site. NCTD sought proposals for a mixed-use development that connected inland communities to the coast through the SPRINTER hybrid rail line and to downtown San Diego. Such a development was envisioned to offer pedestrian friendly opportunities, trail connections and extend the City of Escondido’s downtown area.

On October 19, 2023, NCTD entered an Exclusive Negotiating Agreement with Waterford Properties and Toll Brothers Apartment Living, a division of Toll Brothers, Inc., to develop the Escondido Transit Center.
